摘 要
本文概述了不动产登记制度的相关内容,包括其定义、特点、核心要素及基本原则。不动产登记制度作为物权制度的重要组成部分,旨在保护权利人合法权益、维护市场秩序。然而,在实践中,该制度面临内部监督机制缺失、监管主体不明确、法律法规不完善及法律保障不足等困境,严重制约了其功能的发挥。为完善不动产登记制度,本文提出了一系列法律对策,包括建立内部监督机制、明确监管主体、清理矛盾法条及完善赔偿机制等,以期提高登记工作的效率和质量,保障不动产权利人的合法权益,促进不动产市场的健康发展。本研究对于推动不动产登记制度的改革和完善具有重要的理论和实践意义。

Abstract
This article summarizes the relevant contents of the real estate registration system, including its definition, characteristics, core elements and basic principles. As an important part of the real right system, the real estate registration system aims to protect the legitimate rights and interests of the right holders and maintain the market order. However, in practice, the system is faced with the difficulties such as the lack of internal supervision mechanism, unclear supervision subject, imperfect laws and regulations and insufficient legal guarantee, which seriously restricts the play of its function. In order to improve the real estate registration system, this paper puts forward a series of legal countermeasures, including the establishment of internal supervision mechanism, clarifying the supervision subject, cleaning up the contradiction law and improving the compensation mechanism, in order to improve the efficiency and quality of the registration work, protect the legitimate rights and interests of the real estate owners, and promote the healthy development of the real estate market. This study has important theoretical and practical significance for promoting the reform and improvement of the real estate registration system.
