摘 要
2020年,中国楼市正处在一个严格的调控时期,国内的房价差距很大,一二线的房价一直在创记录,限购、限贷,地产的发展,已经不是一件容易的事情了,所以,房地产的可行性分析是一个很有意义的过程,也是一个很有价值的事情。
项目的可行性分析是在进行投资之前进行的一项重要工作,它需要对市场进行全面的调研,根据方案的制定、方案的计算、对项目的运行进行仿真,并根据仿真的结果进行动态的分析,最终得到一个投资项目的可行性。
本文在综述了房地产投资的基本内涵和基本原理之后,重点阐述了房房地产的可行性研究内容、工具和具体的研究手段,最后选择了 MX地产在绵阳游仙区的小枧镇的建设项目进行了可行性分析。本文以绵阳小枧镇的房产项目为案例,运用 MBA课程所学习的多种经营理论与财务知识,对房地产项目进行了可行性分析,并在此基础上对我国中小房地产公司进行了实证分析,并对其在前期规划阶段的经营模式进行了新的探讨。

Abstract
In 2020, China's real estate market is in a period of strict regulation and control. The domestic housing price gap is very large. The first-tier and second-tier housing prices have been setting records. It is not easy to restrict the purchase and loan, and the development of real estate. Therefore, the feasibility analysis of real estate is a very meaningful process and a very valuable thing.
The feasibility analysis of the project is an important work before the investment. It needs to conduct a comprehensive survey of the market, simulate the operation of the project according to the formulation and calculation of the plan, and conduct dynamic analysis according to the simulation results to finally obtain the feasibility of an investment project.
After summarizing the basic connotation and principle of real estate investment, this paper focuses on the feasibility study content, tools and specific research methods of real estate, and finally selects the construction project of MX Real Estate in Xiaojian Town, Youxian District, Mianyang for feasibility analysis. This paper takes the real estate project in Xiaojian Town, Mianyang as a case, uses the diversified business theory and financial knowledge learned in the MBA course to analyze the feasibility of the real estate project, and on this basis, makes an empirical analysis of the small and medium-sized real estate companies in China, and makes a new discussion on their business model in the early planning stage.
