Abstract
With the rapid development of the real estate industry, ‌ project cost risk control has become a key factor to ensure the successful implementation of the project and guarantee the return on investment. ‌ This paper deeply discusses the research on risk control of real estate project engineering cost, ‌ aims to analyze the source of risk, ‌ assess the impact of risk, ‌ and put forward effective risk control strategies. ‌‌ This paper systematically combs the main types of engineering cost risks of real estate projects, including ‌ policy and regulation risk, ‌ market risk, ‌ design risk, ‌ construction risk and material price risk, etc. ‌ These risk factors run through each stage of project decision, ‌ design, ‌ construction, ‌ completion, etc. ‌ have different degrees of influence on the project cost. ‌ Through the detailed analysis of the causes and characteristics of various risks, ‌ provides the basis for the formulation of targeted risk control measures. ‌‌ This paper focuses on the evaluation method of real estate project cost risk. ‌ By combining quantitative and qualitative methods, ‌ is used to identify, ‌ quantify, ‌ sort all kinds of risks, and ‌ evaluates their specific impact on the project cost. ‌ Through risk assessment, ‌ project managers can clearly understand the risk situation, ‌ provides the basis for formulating risk control strategy. ‌ In terms of risk control strategy, ‌ this paper puts forward a number of concrete measures. ‌, including strengthening research on policies and regulations, ‌ to ensure project compliance; ‌ pay close attention to market dynamics, ‌ reasonably forecast material price changes; ‌ optimize the design scheme, ‌ improve the design quality and economy; ‌ strengthen construction management, ‌ strictly control construction costs; ‌ We will establish a sound risk early warning mechanism, and ‌ identify and respond to potential risks in a timely manner. ‌ These measures aim to reduce the possibility of risk occurrence from the source, ‌ reduce the impact of risk on the project cost. ‌‌ This paper also emphasizes the application of information technology in the risk control of real estate project construction cost. ‌ By introducing advanced technologies such as BIM and ‌ big data, ‌ can realize real-time sharing and dynamic monitoring of project cost information, and ‌ can improve the efficiency and accuracy of risk control. ‌ At the same time, ‌ strengthen the risk awareness and professional ability training of project team members, ‌ is also an important way to improve the level of risk control. ‌‌ The risk control of real estate project construction cost is a complicated and important work. ‌ Through in-depth analysis of risk sources, ‌ scientific assessment of risk impact, ‌ formulation of effective risk control strategies, ‌ and the aid of advanced information technology, ‌ can be significantly reduced the project cost risk, ‌ ensure the smooth implementation of the project and investment return.
