摘 要
土地市场作为资源配置的重要机制，其发展对土地资源配置效率的影响是当前学术界和政策制定者关注的核心议题。本研究基于2000-2020年中国省级面板数据，运用随机前沿分析和空间计量模型，系统考察了土地市场发展对资源配置效率的影响机制及其空间效应。研究发现，土地市场化程度的提升显著促进了土地资源配置效率的改善，且这一影响存在明显的区域异质性：东部地区由于市场化程度较高，其边际效应相对较小；而中西部地区则表现出更强的正向响应。进一步研究表明，土地市场的规范化程度、交易透明度以及产权保护力度是影响资源配置效率的关键因素。创新性地引入空间计量模型后，本研究发现土地市场发展具有显著的空间溢出效应，邻近地区的市场化进程对本地区的资源配置效率产生积极影响。研究还发现，政府干预在土地市场发展初期具有积极作用，但随着市场化程度的提高，过度干预反而会抑制效率提升。

THE INFLUENCE OF LAND MARKET DEVELOPMENT ON THE EFFICIENCY OF LAND RESOURCE ALLOCATION
ABSTRACT
As an important mechanism of resource allocation, the impact of the development of land market on the efficiency of land resource allocation is the core issue of current academic circles and policy makers. Based on China's provincial panel data from 2000 to 2020, this study systematically investigated the mechanism and spatial effect of land market development on resource allocation efficiency by using stochastic frontier analysis and spatial econometric model. It is found that the improvement of land marketization significantly promotes the improvement of land resource allocation efficiency, and there is obvious regional heterogeneity of this effect: the marginal effect is relatively small in the eastern region due to the higher marketization degree; The central and western regions showed a stronger positive response. Further research shows that the standardization degree of land market, transaction transparency and property rights protection are the key factors affecting the efficiency of resource allocation. After the innovative introduction of the spatial econometric model, this study found that the development of land market has a significant spatial spillover effect, and the marketization process in the neighboring region has a positive impact on the efficiency of resource allocation in the region. The study also found that government intervention has a positive effect in the initial stage of land market development, but with the improvement of marketization degree, excessive intervention will inhibit the improvement of efficiency.
