Abstract
The planning and project management before the opening of a real estate project is an important cornerstone to ensure the successful entry of the project into the market, the realization of sales targets and the smooth progress of subsequent development. This paper systematically analyzes the planning work required for real estate projects before opening and the key elements of project management, aiming to explore how to enhance the market competitiveness of the project, optimize the allocation of resources and reduce the development risk through scientific planning and efficient management means. In the pre-opening planning stage of real estate projects, this paper emphasizes the importance of market research. Through in-depth understanding of the target customer group's needs, preferences, purchasing power and other factors, combined with the regional market environment, policy orientation and competitors, accurate project positioning and market segmentation. At the same time, the planning work also needs to cover product positioning, price strategy, marketing channel selection, promotion activity planning and other aspects to ensure that the project can quickly attract the attention of the target customer group at the opening and achieve sales breakthrough. In terms of project management, this paper points out that pre-opening project management is the key to ensure project quality, schedule and cost control. Project management should run through all stages of project design, construction preparation, construction process and completion acceptance, involving contract management, quality control, schedule management, safety management and other aspects. Through the establishment of a sound project management system, strengthen the communication and coordination with the design unit, construction unit, supervision unit and other partners, to ensure the smooth progress of the project as planned, while strictly controlling the quality and cost of the project, to improve the overall benefit of the project. This paper also discusses the coordination mechanism between pre-market planning and project management of real estate projects.
