摘 要
本文概述了信托融资的定义、特点及其与传统融资方式的区别,探讨了房地产企业信托融资的主要模式,包括贷款型、股权型和混合型。然而,房地产企业在利用信托融资过程中面临风险评估不全面、信息不对称以及融资期限较短等问题,这些问题影响了融资效果和企业的稳健发展。为解决这些问题,本文提出了建立全面风险评估体系、加强信息披露以及探索组合融资模式等优化对策。这些对策旨在提升房地产企业信托融资的风险管理能力,增强信息透明度,并拓展融资期限,为房地产企业的健康可持续发展提供有力支持。本研究对于完善房地产企业融资结构、降低融资成本具有重要意义。

Abstract
This paper summarizes the definition and characteristics of trust financing and its difference from traditional financing methods, and discusses the main modes of trust financing for real estate enterprises, including loan type, equity type and mixed type. However, in the process of using trust financing, real estate enterprises are faced with problems such as incomplete risk assessment, information asymmetry and short financing term, which affect the financing effect and the steady development of enterprises. In order to solve these problems, this paper proposes the optimization countermeasures such as establishing a comprehensive risk assessment system, strengthening information disclosure and exploring the portfolio financing mode. These countermeasures aim to improve the risk management ability of trust financing of real estate enterprises, enhance information transparency, and expand the financing period, to provide strong support for the healthy and sustainable development of real estate enterprises. This study is of great significance for improving the financing structure of real estate enterprises and reducing the financing cost.
