摘 要
随着城市化进程的加速和居民对居住环境要求的提升，物业管理作为社区治理的重要组成部分，其模式创新与优化成为当前研究的关键议题。本研究以社区治理为视角，探讨物业管理模式在新时代背景下面临的机遇与挑战，旨在通过系统分析推动物业管理向更加高效、公平和可持续的方向发展。研究采用文献分析与案例研究相结合的方法，选取典型社区进行深入调研，剖析现有物业管理模式的优势与不足，并结合国内外实践经验提出改进建议。研究表明，传统物业管理模式在应对复杂多变的社区需求时存在明显局限，特别是在居民参与度、服务透明度和技术应用方面亟需突破。为此，本研究提出基于数字化技术的智慧物业管理新模式，强调居民自治与专业管理的有机结合，同时引入多方协作机制以增强治理效能。研究结果表明，该模式能够显著提升居民满意度，优化资源配置，并有效缓解物业管理中的矛盾冲突。此外，研究还揭示了模式推广过程中可能面临的制度障碍、技术壁垒及文化适应性问题，并提出了针对性解决方案。总体而言，本研究不仅为物业管理模式的创新提供了理论支持，也为社区治理体系的完善贡献了实践参考，具有重要的学术价值和现实意义。

Abstract
With the acceleration of urbanization and the increasing demands of residents for living environments, property management, as a critical component of community governance, has become a key issue in current research regarding its innovation and optimization. This study examines the opportunities and challenges faced by property management models under the new era background from the perspective of community governance, aiming to promote the development of property management towards greater efficiency, fairness, and sustainability through systematic analysis. By integrating literature analysis with case studies, this research conducts an in-depth investigation of typical communities, analyzing the strengths and weaknesses of existing property management models while proposing improvement suggestions based on domestic and international practical experiences. The findings indicate that traditional property management models exhibit significant limitations in addressing the complex and dynamic needs of communities, particularly in terms of resident participation, service transparency, and technological application. In response, this study proposes a smart property management model based on digital technology, emphasizing the organic combination of resident self-governance and professional management, along with the introduction of multi-party collaboration mechanisms to enhance governance effectiveness. The results demonstrate that this model can substantially improve resident satisfaction, optimize resource allocation, and effectively mitigate conflicts in property management. Furthermore, the study identifies potential institutional barriers, technical challenges, and cultural adaptability issues during the promotion of the model, offering targeted solutions. Overall, this research not only provides theoretical support for the innovation of property management models but also contributes practical references for the improvement of community governance systems, holding important academic value and practical significance.
