Strategies and Practices for the Renovation and Upgrade of Property Management in Old Residential Areas

Abstract

With the deepening of urbanization, property management issues in old residential areas have become increasingly prominent. Problems such as aging facilities, lagging services, and chaotic management not only affect residents' quality of life but also pose significant challenges to the modernization of urban governance. This study aims to enhance property management in old residential areas by systematically analyzing the core issues currently present in property management and proposing an integrated renovation and upgrading strategy based on domestic and international practical experiences. The research employs a combination of literature analysis, field investigation, and case comparison, selecting several representative old residential areas as research subjects to explore the possibilities and feasibility of management model innovation, introduction of technological means, and optimization of community participation mechanisms. The results indicate that constructing a tripartite management system characterized by "government guidance, market operation, and resident co-governance" can significantly improve the efficiency and service quality of property management. Meanwhile, the application of intelligent technologies injects new vitality into traditional property management, effectively reducing operational costs and enhancing response speed. Additionally, the study finds that strengthening residents' awareness and capacity for participation is a key factor in achieving long-term management effectiveness. A major innovation of this study lies in integrating technological empowerment with social governance, proposing differentiated management solutions tailored to the characteristics of old residential areas, and validating their effectiveness in practical applications. The research findings provide theoretical support and practical references for advancing property management reform in old residential areas, contributing significantly to urban renewal and community sustainable development.
