摘 要
随着城市化进程的加快,社区治理成为社会治理体系中的重要组成部分,而社区物业与社区居委会作为社区治理的核心主体,其合作机制直接影响社区管理效率和服务质量本研究以社区物业与社区居委会的合作机制为切入点,旨在探讨两者在实际运作中的互动模式及其优化路径通过文献分析、案例研究和问卷调查相结合的方法,选取典型社区进行深入调研,系统梳理了当前合作机制的现状、问题及成因研究发现,当前社区物业与居委会的合作存在沟通渠道不畅、职责边界模糊以及激励机制缺失等问题,这些问题导致双方协作效率低下,难以满足居民日益增长的服务需求基于此,本文提出构建多层次沟通平台、明确权责分工以及完善协同激励机制等优化策略,以促进双方形成良性互动关系本研究的创新点在于将合作治理理论引入社区物业管理领域,并结合实证数据提出了具有可操作性的改进方案,为提升社区治理效能提供了理论支持与实践指导研究成果不仅有助于改善社区物业与居委会的合作关系,还对推动社区治理体系现代化具有重要意义

Abstract
With the acceleration of urbanization, community governance has become an essential component of the social governance system. As core entities in community governance, the collaboration mechanism between community property management and residents' committees directly affects the efficiency of community management and service quality. This study focuses on the collaboration mechanism between community property management and residents' committees, aiming to explore their interactive patterns in practice and propose optimization pathways. By integrating literature analysis, case studies, and questionnaire surveys, this research conducts an in-depth investigation into typical communities, systematically reviewing the current status, issues, and causes of the existing collaboration mechanism. The findings reveal that the cooperation between community property management and residents' committees is hindered by problems such as inadequate communication channels, ambiguous demarcation of responsibilities, and a lack of incentive mechanisms, which lead to low collaborative efficiency and an inability to meet the growing service demands of residents. In response, this paper proposes optimization strategies, including the establishment of multi-level communication platforms, clarification of authority and responsibility divisions, and the improvement of collaborative incentive mechanisms, to promote a positive interactive relationship between the two parties. The innovation of this study lies in introducing the theory of collaborative governance into the field of community property management and proposing actionable improvement plans based on empirical data, thereby providing theoretical support and practical guidance for enhancing community governance effectiveness. The research outcomes not only contribute to improving the cooperative relationship between community property management and residents' committees but also hold significant implications for advancing the modernization of the community governance system.
