摘 要
随着城市化进程的加快,社区作为社会治理的基本单元,其内部矛盾逐渐显现,其中物业纠纷成为影响社区和谐稳定的重要因素。本研究以社区物业纠纷为切入点,探讨其对社区治理的影响及解决策略,旨在为构建和谐社区提供理论支持与实践指导。研究采用问卷调查、深度访谈和案例分析相结合的方法,选取典型社区进行实证研究,系统梳理物业纠纷的主要类型、成因及其对社区治理的深远影响。研究发现,物业纠纷不仅削弱了居民对社区管理的信任感,还导致社区资源分配不均和公共事务参与度下降等问题,从而阻碍了社区治理效能的提升。针对上述问题,本文提出多元协同治理框架,强调政府、物业企业、居民三方主体的权责明晰与合作共治,并通过引入智慧化管理手段优化纠纷解决机制。此外,研究创新性地提出了“社区调解+法律援助”的双轨制模式,有效降低了纠纷处理成本,提升了居民满意度。本研究的主要贡献在于揭示了物业纠纷对社区治理的深层次影响,并从制度设计和技术应用两个维度提供了可操作性强的解决方案,为推动社区治理体系现代化提供了有益借鉴。

Abstract
With the acceleration of urbanization, contradictions within communities, as basic units of social governance, have gradually emerged, among which property disputes have become a critical factor affecting community harmony and stability. This study focuses on property disputes in communities to explore their impact on community governance and propose solutions, aiming to provide theoretical support and practical guidance for building harmonious communities. By employing a combination of questionnaire surveys, in-depth interviews, and case analysis, this research conducts empirical studies in typical communities, systematically examining the main types, causes, and profound impacts of property disputes on community governance. The findings indicate that property disputes not only reduce residents' trust in community management but also lead to issues such as uneven distribution of community resources and decreased participation in public affairs, thereby hindering the improvement of community governance effectiveness. In response to these challenges, this paper proposes a multi-stakeholder collaborative governance fr amework, emphasizing clear delineation of responsibilities and cooperation among the government, property management companies, and residents. It also advocates for the integration of intelligent management tools to optimize dispute resolution mechanisms. Additionally, the study innovatively introduces a dual-track model combining "community mediation with legal assistance," effectively reducing the cost of dispute resolution and enhancing resident satisfaction. The primary contribution of this research lies in uncovering the deep-seated impacts of property disputes on community governance and providing actionable solutions from both institutional design and technological application perspectives, offering valuable insights for advancing the modernization of community governance systems.
